Tenant Information

A non-refundable administration fee of £150.00 is payable once you have chosen a property to rent

When you have chosen a property we will require you to complete an application form providing the name and address of your Employer, Bank and your previous Landlord (if this is your first rental property then a character reference will be required).

If you are accepted as a Tenant we will arrange for you to sign the Tenancy Agreement, receive and sign the Inventory, pay the first months Rent and Deposit (equal to one months rent) in cleared funds (cash or bankers draft) and collect the Keys. We shall also supply you with a copy of any relevant Safety Certificates (Gas/Electricity). We will notify utility companies and the local authority of your occupation of the property.

Tenancy Agreements

The Tenancy will be an Assured Shorthold Tenancy for a minimum period of six months. Six weeks prior to the Tenancy expiring, we shall write to you for conformation of whether or not you would like to renew your Tenancy.

Should you wish to vacate the property at the end of the Tenancy then we will require written notice at least one month prior to the end of the contract date. Should the landlord wish you to vacate the property at the end of the tenancy then he is required to give you two months written notice.

Deposit

Your Deposit will be held in our Deposit Account until the end of the Tenancy. Deposits are refunded within seven days of you vacating subject to the following:-

  • Your rent is paid in full
  • All keys have been returned
  • The condition of the property and inventory is satisfactory
  • Utility bills have been paid or transferred to your new address

Property Inspections

The property will be Inspected after the first three months. Subject to a satisfactory inspection and at your Landlords discretion 6 monthly Inspections will then be carried out.

Gas and Electricty Accounts

It is imperative that you contact your chosen electricity and gas supplier on the day that you take up occupation of the property and provide them of you’re your meter readings. If you fail to do this you could be charged for outstanding bills incurred by the previous tenants.

Decorating

Should you wish to make any changes to the property you must inform us in writing. Subject to your Landlord approval written consent will then be given.

Pets

Should you wish to acquire a pet (cat, dog) during your Tenancy you must inform us in writing. Subject to your Landlord approval written consent will then be given.

Satellite/Cable (if not already installed)

Please inform us in writing if you wish to have either of these services installed. Permission is subject to the Landlords discretion.

Faults and Repairs

If there is a problem at any time with the property you must inform us immediately.

Gas Safety Certificates

All gas appliance and installations within the accommodation must be checked on an annual basis by a qualified Engineer (CORGI or British Gas) for its safe use. We shall contact you in writing to inform you of the date the Gas Safety Inspection is due.

Housing Benefit Tenants

If you are claiming Housing Benefit then all Housing rentals payments are to be sent to us as your Landlords Agent. A Landlord Authority and Direct Payment Form are to be completed at the time of signing your Tenancy Agreement. We can also offer you help on completing your Housing Benefit Claim Form and can offer advice on certain Housing Benefit Legislation.
